Riverview lofts is a mixed use development in downtown Riverhead consisting of first floor retail and restaurant spaces with workforce apartments on the remaining four floors, and parking underneath. In accordance with Riverhead zoning requirements this is a zero lot line development. Galli Engineering was retained as the Civil Engineer for the project. Being a zero lot line development was a situation where creative solutions to drainage and sanitary issues were required. Working with the town engineering department drainage was handled with a combination of roof top storage and storage under the restaurant space in the rear of the building utilizing a “rain tank” stormwater system with a controlled overflow. The development is in the Riverhead sewer district, but because of the zero lot line the grease traps for the proposed restaurant spaces had to be placed under the building in the parking area. This placement required approval by Suffolk County health services wastewater division and board of review approval. In addition a water main extension and the placement of electrical transformers in the sidewalk of NYS route 25 [Main Street] where additional approvals were needed for the site.
